ORGANIZATION DESCRIPTION:
The Courtyards at Punahou is a luxury condominium building that was developed in 1993. It has 35 units and offers amenities like a swimming pool, a gym, and an entertainment court for owners and their guests.
All owners belong to the Association, which is managed by a Board of Directors elected by the members. The Board appoints a President and other officers. The Association's goals are to maintain the property to high standards, manage its resources wisely, and ensure a quiet, safe, and friendly environment for all owners.
HOURS: You will work 40 hours each week, Monday through Friday, during the hours set by the Site Manager. Your workdays and hours can change. You must be available 24 hours a day to respond to emergencies or unexpected events.
SUMMARY OF RESPONSIBILITIES: Responsible for the daily operations, maintenance, and repairs of plumbing, electrical, HVAC, and other building systems. Ensure the site is well-maintained and looks good. Organize and manage maintenance programs for common areas and the exterior of the property. Ensure timely service and cost-effective inventory control.
Essential Duties and Responsibilities: This job involves the following key tasks:
- Supervise the maintenance team, answer their questions, and assign major tasks according to their job descriptions.
- Ensure maintenance staff complete work on time and correctly.
- Oversee contract workers on-site, making sure they follow all safety rules and regulations.
- Work with outside contractors for tasks we can’t handle in-house, and log details of work orders.
- Evaluate maintenance staff performance and provide training or support as needed.
- Check the building, grounds, and equipment for safety or malfunction issues.
- Perform regular preventative maintenance on mechanical, electrical, HVAC, and plumbing systems. This includes lubrication, adjustments, cleaning, replacing parts (like filters), and testing equipment.
- Assist with installing or modifying building systems.
- Respond to emergencies promptly.
- Diagnose and perform routine maintenance and repairs quickly and professionally. Document all service requests daily, including parts used, and inform the manager by the end of the day. Always prioritize the safety of residents and staff while maintaining the site.
- Handle basic repairs like electrical work, plumbing, painting, drywall, and carpentry.
- Manage the maintenance of pools, spas, and HVAC water treatment, including testing.
- Prioritize service calls and follow up after completion.
- Assess repairs or upgrades needed for equipment and services.
- Order necessary parts and supplies and keep track of inventory.
- Maintain proper equipment inventory to ensure warranty compliance.
- Keep the shop and storage area organized for quick inventory checks.
- Work with the Site Manager and board of directors to plan and oversee budgets.
- Address resident complaints regarding safety, plumbing, electrical, and other issues both in person and through work orders. Notify the Site Manager of any complaints.
- Maintain maintenance logs and records.
- Build good relationships with residents, co-workers, and contractors by being friendly and trustworthy. Always show a courteous attitude toward everyone.
- Complete special projects assigned by the Site Manager.
- Coordinate daily maintenance tasks with the Site Manager.
- Follow safety standards from the company, OSHA, and health codes in all work.
- Keep all work areas clean and organized.
- Familiarize yourself with and follow all site operating procedures.
- Complete any other tasks as directed by the Site Manager.

QUALIFICATIONS: A background check is required. To perform this job successfully, individuals must meet the essential duties and possess the necessary knowledge, skills, and abilities.
EDUCATION and EXPERIENCE:
- A minimum of 5 years of experience supervising workers or contract workers who provide maintenance services in a customer service-oriented facility, or an equivalent combination of experience and education that demonstrates the necessary knowledge, skills, and abilities to perform the essential duties of the role.
- A Bachelor's degree, or an equivalent combination of education and experience.
- At least 5 years of experience in building operations and maintenance, as well as engineering and equipment/system maintenance.
- A certificate of completion from a college or technical school in HVAC.
- Certificates of completion in the following areas: Building Operator Program Coursework, Engineering Technical Training, and Building Operation and Maintenance Training.
LANGUAGE SKILLS: The ability to read, write, and speak English is necessary.
GENERAL REQUIREMENTS, KNOWLEDGE, SKILLS, ABILITIES, AND OTHER CHARACTERISTICS:
Available 24/7 to respond quickly to emergencies outside of work hours.
Have personal transportation with a valid State of Hawaii driver’s license.
Knowledge of pool and spa maintenance.
Ability to manage multiple projects and make decisions that properly reflect the assessment of
priority, time, and effort.
Knowledge and understanding of blueprints.
Strong customer service and communication skills.
Demonstrate good work habits, including punctuality, regular attendance, and efficient use of
time.
Possess a positive attitude, a high level of flexibility, and manage interruptions well.
Trustworthy, honest, dependable, and hard-working.
Willing to take on projects and learn new skills/tasks.
Ability to work independently and collaboratively, taking initiative to complete assignments
and projects on time.
Knowledge of OSHA standards as pertinent to Residential Condominium facilities.
PHYSICAL REQUIREMENTS:
Ability to stand, sit, stoop, and bend daily.
Ability to kneel, crouch, climb, crawl, work in confined spaces, work outdoors at heights, etc.
to reach items in need of repair/maintenance.
Ability to operate safely all necessary hand tools, power tools, move aids, mechanical
equipment, measuring, and metering devices.
Ability to drive to pick up supplies and/or equipment needed.
Occasional lifting, carrying, loading/unloading.
Ability to safely lift, carry, push, pull, load, and unload up to 50 lbs.
